The ambitious 18-acre waterfront master plan and design concepts exceeded the client’s goals to maximize an under-utilized location along the Delaware River waterfront in Philadelphia, PA, for a high-density urban mixed use complex. The project included high-rise residential towers, with an amenity podium level, structured parking, with retail, bike trail connections and waterfront access.
The project conceptual designs were prepared to allow the client to move forward with city presentations, address zoning requirements and achieve credits for density bonuses.
10 towers are envisioned after all phases are completed including:
1,000 residential units.
250 Assisted Living units.
300 room luxury hotel.
100,000 SF of retail, including 28,000 on the podium plaza.
1,800+ structured parking spaces.
